All applicants will submit an Apartments.Com approved application directly from your listing and pay a $24.99 application fee. Cozy makes it incredibly easy for landlords to collect payments. From rent, security deposits, and misc. fees associated with moving into the home, you’ll be able to digitally track your payments. You’ll also be able to set up simple automatic charges, like late fees and pro-rated rent, without having to remember. There is a very small fee for a tenant to use their debit card but that is considered a tenant charge; collecting rent and fees is free to the landlord.
That’s right, they even have customizable leasing paperwork for each local market because no, not all leases are created equal. Cozy will walk landlords step by step to ensure every important point of your lease is accounted for. Both renters and landlords will be able sign their leasing documents electronically.

And while Cozy may host maintenance requests from your tenants, you as the landlord will need to find and pay for contractors/vendors. As for those midnight emergency calls, well, you’re one your own entirely.
