Setup Your Owner Portal

The first time you access your owner portal you will need to setup your account.

To Setup Your Owner Portal Account:

  1. Open your email program for the email account your property management company has on file for you and click the link provided in the Owner Portal notification letter you receive from your property management company
  2. A new browser tab will open and request you to enter your email address, enter youremail and click the Sign Up button
    • Note: Be sure to use the same email address you have on file with your property management company
  1. Go back to your email program
  2. Look in your email program for an email from “donotreply@appfolio.com,” this is the account activation email
    • Note: Please check your spam or junk folders if needed to find the email, be sure to add the email as a safe sender to avoid problems in the future
  3. Open the email and click the Confirm my email link within the email
  4. A new Internet browser page will open prompting you to create an account password
  5. Enter a password and renter it again to confirm the password, then click the Create an Account button
  6. Your account will be created and you will be logged into your owner portal and able to view and access your owner reports
    • Note: Be sure to save the link as a bookmark in your browser for fast easy access in the future
  7. Click on the report you wish to view or save to your computer, on the pop-up dialog box select to either view or save the file
    • If you select to view the file it will open in your .PDF file viewer window where you can read the report and chose to print it if desired
    • If you select to save the file you will be prompted to select a download location and save the file to that location, to view the file simply go to the download location and click to open and view the file

Access Your Owner Portal

Once you have setup your owner portal, you can access it anytime from anywhere!

To Access Your Owner Portal:

  1. Open your Internet Browsner program and go to the owner portal for your property management company
  2. On the login page, enter your Email and account Password and click the Loginbutton
  3. You will be logged into your owner portal and able to view and access your owner reports
  4. Click on the report you wish to view or save to your computer, on the pop-up dialog box select to either view or save the file
    • If you select to view the file it will open in your .PDF file viewer window where you can read the report and chose to print it if desired
    • If you select to save the file you will be prompted to select a download location and save the file to that location, to view the file simply go to the download location and click to open and view the file

Make an Owner Contribution

Once enabled, you will be able to make payments through your owner portal as anytime and from any device.

Owner Process:

  1. The Owner and Property Manager agree that a contribution is needed
  2. Log into the Owner Portal (pmcompany.appfolio.com/oportal) with your email address and password, the Owner name with any sent packets will appear
  3. Click on the Make a Contribution button, this will take you to the first page of the Owner Contribution flow
  4. Enter Contribution Details
    1. Select the property that you want to contribute funds towards, clicking on theSelect a Property box will show a drop down list of properties, select one from the list
    2. Enter the contribution amount
      • NOTE: The maximum permitted contribution amount is $15,000
    3. Enter the name as it appears on your bank account
    4. Enter the bank account and routing numbers
    5. Select the account type; either Checking or Routing
    6. Click on Continue to proceed to reviewing your Account Info
  5. Review and Submit Contribution
    1. Verify contribution and account details on the review page
      • NOTE: If needed, use the web browers back button to return to the Account Info page for changes
    2. When ready, clickSubmit to process the e-check contribution
      • NOTE: The contribution and fee will be processed as separate transactions – The contribution will appear on the bank statement as a transaction from the Property Management company name and the fee will appear from AppFolio

Success! The contribution will be processed. The Property Manager will receive the funds in 1-2 business days. Please print or save this page for your records if necessary.

FAQ’s

  • I entered my email address and clicked Sign Up, but haven’t received my activation email, what do I do?

Check to ensure you are using the correct email address, this is the one that you have on file with your property management company. Check your spam or junk mail folders to ensure it was not incorrectly filed by your email program.

  • My reports are incorrect or not showing me the information I wish to receive, what do I do?

Please contact your property management company to discuss desired changes to your reports.

  • I have multiple LLC’s, Tax ID’s etc. and only see reports for one on my portal, what do I do?

The owner portal is configured based upon email address, please scroll down the Owner Portal page to see separate sections for each entity.
