To get started we need only two items from our landlord clients. A signed management agreement, and keys. You can find sample copies of the common forms below. We have a detailed new owner’s letter below but here is a summary.
New Property Procedures
-Once we have paperwork and keys we take photos and 3D Scan on the first sunny day available. Assuming the home is vacant, we’ll also put on a Tenant Turner Lockbox.
-Build your listing and post to every major rental site (Zillow, Realtor, Facebook, etc.).
-Many of our homes are rented within 30 days. We use a systematic approach when reducing rental rates with open communication with our homeowners being first and foremost. Pricing is not a science but an art; Our system of real-time stats tracking makes this process very easy and understandable.
-Once we receive an application we review and collect all pertinent data. We do thorough criminal background and credit checks all within the parameters of NC Fair Housing Laws. Your account manager will call and discuss the applications with you, give their feedback, and you as the owner will make the final decision on accepting or declining an application so long as it is in guidelines with fair housing.
-After an application has been approved, we will handle all leasing documents, deposit collections, and move-in process with the tenant. We NEVER accept less than a one months rent security deposit and will secure a pet fee if one is due.
-For full or semi-service clients we take maintenance/emergency requests 24 hours daily, create work orders, and schedule/notify with all parties. For our tenant-placement-only clients, maintenance procedures are outlined in advance with tenants and streamlined to you for your convenience.
-For our out of town owners, relax knowing that over half of our homeowners are out of state! We handle major issues/ pre-rental repairs all with highly detailed reports including dozens of photographs and often video documentation. No need to be there, you’ll see it just as if you were. We document everything with photos!
-Rental income is automatically transferred to your account on the 10th with a few exceptions depending on the calendar!
