Reduce Vacancy & Get Higher Rents by Timing Your Leases the Right Way

Property owners, did you know that there are slow times of the year in the rental market? Rental properties can suffer from similar factors that affect the real estate sales market. Leases that end during these slow times can take longer to rent out. They are also more likely to be discounted to encourage a rapid rental.

Seasonally Slow Rental Times

Here are the times in North Carolina when it is a bit more difficult to rent out a vacant unit:

  • January
  • February
  • September
  • December

January – February. It’s cold. It’s wet. It’s a pain to move in the winter. So most tenants don’t. In addition, they just spent every extra dollar they have on gifts for their friends and family. Who has money left over for a security deposit?

September. If you are a parent, would you want to move right after your children started a new school year? Never. If given the option, parents will almost always choose to move during the summer months so they are settled before school starts. Read more…

Do you need a real estate license to be a property manager in NC?

The exact requirements can vary by state or municipality. North Carolina does require that if you intend on renting your home but do not intend on collecting rental funds as the owner of the rental property,  you must either be a licensed broker or be employed by one. Simply, your friend that used to work in an apartment complex cannot lease out or collect rental funds on your behalf.

Who are the best property management companies near me?

Without being partial, that’s really a preference question. However, here is our list of things to be on the lookout for in a great property manager:

-Communication: Are your questions answer quickly, clearly, and kindly?

-What do their references or reviews have to say?

-Has the rental process been explained clearly and do you agree with it?

-Are their rental home listings clear and descriptive or thrown together?

-Are the representatives knowledgeable and confident?

Should I use a property management company for my rental?

Being a landlord can be both fun and easy. With free property, management software available (Cozy) do-it-yourself landlords have never had it easier! However, the largest consumption of being a landlord is your time. Advertising your rental home, processing applications, emergency maintenance calls, and the unfortunate eviction can add up to hundreds of actual dollars and your time value.

Should I rent my house or sell it?

According to RocketHomes.Com,“When you sell a home, that’s the extent of the money you will make on the property. But if you hold it as a rental, you could continue to earn money every month, realize tax advantages and, ideally, see appreciation.” We couldn’t have said it better ourselves! With the expanding real estate market, now is the perfect time to invest into rental property.

Are Property Management Fee’s tax-deductible?

About Us…

victory-property-management-team

Victory Realty revolves around a culture of passion and energy, as well as a love of the current technology revolution. For this reason we have stayed well ahead of our competitors in all aspects of rental management from marketing to owner/client communication. Originating from, and still to this day operating as a commercial marketing firm for multiple companies in and outside the real estate industry, Victory has an inside track on how people use the web day to day. Rental searches are almost exclusively done online these days, and understanding that constantly changing landscape is every bit of half the success battle. Many old style management firms make due as a result of their sheer size, but Victory was built from the ground up during the worst housing crisis since the 30’s.
